Why choose Pro One for roofing, siding & gutters

  • Full tear-off replacements

We strip the old roofing down to the deck, replace damaged sheathing, and build the new roof up from a clean, solid surface.

  • Leak-focused repairs

Flashing, missing shingles, worn pipe boots and valley leaks fixed properly, without replacing a roof that still has years left in it.

  • Siding in three materials

Vinyl, fiber-cement and wood siding installed over a proper weather barrier, with trim and flashing detailed around windows and doors.

  • Seamless gutters

Gutters formed on site to the length of each run, pitched to the downspouts and sized for the roof area they drain.

  • Homes and businesses

Single-family homes, multi-family buildings and commercial properties, including full roof replacements on commercial buildings.

The roof, the walls and the gutters all have the same job: move water off and away from your building before it can get inside. When one part fails, the others suffer. Our roofing, siding and gutters services in New Jersey treat the whole exterior as a system, so the repair or replacement you pay for actually keeps water out.

Pro One Construction is a family-owned contractor from Garfield with 25+ years of experience. Masonry and concrete are our roots, but our crews also replace roofs, install siding and hang gutters on residential and commercial properties across North and Central New Jersey.

Roof replacement and repair

Signs your roof needs attention

  • Curling, cracked or missing shingles, especially on the sunny south and west slopes.
  • Granules collecting in the gutters or at the bottom of downspouts.
  • Stains on ceilings or in the attic, or daylight visible through the roof boards.
  • Sagging areas in the roofline, which can point to a wet or damaged deck.
  • Ice dams along the eaves in winter.
  • Leaks around chimneys, skylights, vents and walls, which usually trace back to failed flashing.

Repair or replace?

A roof with a few problem spots and plenty of sound shingles is a good candidate for repair. We replace damaged shingles, reseal or rebuild flashing, swap out cracked pipe boots and fix valleys. When the shingles are worn across most of the roof, leaks keep showing up in new places, or there are already multiple layers, replacement is usually the smarter money.

How we build a new roof

  1. Tear-off. Old roofing comes off down to the deck, and the yard and landscaping are protected from debris.
  2. Deck repair. Rotted or soft sheathing is replaced so the new roof has a solid base.
  3. Ice and water shield. A self-adhering membrane goes along the eaves and in valleys, where ice dams and heavy runoff are most likely to push water under the shingles.
  4. Underlayment. The rest of the deck is covered with underlayment as a second layer of protection.
  5. Flashing. Drip edge, step flashing at walls, and flashing at chimneys, skylights and vents are installed new rather than reused.
  6. Shingles and ventilation. Shingles are installed to the manufacturer’s instructions, and intake and exhaust ventilation are balanced so the attic stays drier in winter and cooler in summer.
  7. Clean up. We sweep the property for nails and haul away all debris.

Chimney flashing problems are often connected to the masonry itself. If the crown or mortar is failing, our chimney and fireplace masonry crew can fix it at the same time.

Commercial roofing

We also handle roof work on commercial buildings, from shops and offices to mixed-use properties. We plan the work around your operations and keep the building weathertight while the job is underway.

Siding installation and replacement

New siding changes the look of a house overnight, but what matters most is what is underneath. Behind any siding, the wall needs a weather-resistant barrier lapped correctly and flashing around every window, door and roof-to-wall joint. Skipping those details is how water ends up rotting sheathing behind siding that still looks fine.

We install:

  • Vinyl siding, low maintenance and available in many colors and profiles.
  • Fiber-cement siding, durable, resistant to rot and insects, and paintable.
  • Wood siding, for a traditional look on older and historic homes, with the ongoing care that wood requires.

If you are considering a different finish for part or all of the house, we also install and repair stucco, and our masons add stone veneer accents.

Seamless gutters and downspouts

Seamless gutters are formed on site from a continuous coil, so each run has no joints except at the corners. Fewer seams means fewer places to leak. We size the gutters for the roof area, pitch them toward the downspouts, and place downspouts where they can carry water well away from the house.

Gutters are also the first line of defense for your basement. Overflowing gutters and short downspouts dump water right against the foundation, which is one of the most common causes of the wet basements we see in our foundation and waterproofing work.

What affects the cost

Every exterior project is different, so we price after seeing it. Roof size and pitch, the number of old layers, deck damage, and the number of chimneys, skylights and valleys all matter. For siding, wall area, the material you choose, trim details and any rot repair behind the old siding are the main factors. Gutters depend on total length, number of downspouts, and access. Permit requirements vary by town, and we check them for every job.

FAQ

Roofing, Siding & Gutters FAQs

Can’t find your answer? Call us at (973) 874-8169.

Can new shingles go over my old roof?

Sometimes codes allow one overlay layer, but we usually recommend a tear-off. Removing the old shingles lets us inspect and repair the deck, install ice and water shield and new underlayment, and replace flashing. An overlay hides those problems and adds weight.

How long does a roof replacement take?

A typical house roof takes a day or a few days, depending on its size, pitch, number of layers coming off, and how much deck repair is needed. Weather can shift the schedule, and we will not leave a roof open when rain is coming.

Should I replace siding and roofing at the same time?

It is not required, but doing both together lets us tie flashing at roof-to-wall joints into the new siding correctly, and it avoids disturbing new work later. If your budget allows only one, we will tell you which needs attention first.

Which siding is best for a New Jersey home?

Vinyl is low maintenance and budget friendly. Fiber-cement is heavier, resists impact and fire well, and holds paint for a long time. Wood has the most traditional look but needs regular painting or staining. The right choice depends on your home, budget and how much upkeep you want.

Why do my gutters overflow even when they are clean?

Common causes are gutters pitched the wrong way, too few downspouts, or gutters that are undersized for a large or steep roof. Water running off a valley can also shoot past the gutter. Resizing, re-pitching or adding a downspout usually solves it.
