Essex is one of the oldest and most built-up counties in New Jersey. Its housing ranges from Victorian and Tudor homes in Montclair and South Orange, to brick colonials in Maplewood and Glen Ridge, to dense blocks of row and multi-family houses in Newark, Irvington and East Orange, to newer postwar neighborhoods in Livingston, Roseland and the Caldwells. What ties much of it together is age: a lot of the masonry here has been standing for generations.
Caring for older brick and stone

Older Essex homes were built with materials that behave differently from what is sold today. Soft, handmade brick and lime-based mortar are meant to flex and breathe. When joints are repaired with a hard cement mortar, the brick ends up taking the stress and can crack or flake. That is why historic masonry restoration starts with understanding the original wall, not just filling the gaps.
Common Essex projects include:
- Repointing brick and stone walls on homes, garden walls and foundations, with mortar matched in color and strength.
- Chimney repairs, from loose crowns and missing joints to full rebuilds above the roofline. Our chimney and fireplace masonry work keeps tall, exposed chimneys sound through winter.
- Front stoops and stairways in brick, stone or concrete, often with bluestone treads that suit the period of the house.
- Garden walls and retaining walls on the sloped lots along the Watchung ridges.
Hills, rivers and wet basements
The First and Second Watchung Mountains run through western Essex, so towns like West Orange, Verona and Montclair have steep streets and hillside lots. Water running downhill tends to find its way to foundations, and older stone and block basements are rarely watertight. In the eastern part of the county, neighborhoods along the Passaic River in Newark, Belleville and Nutley sit lower, and the Rahway River runs through Millburn and Maplewood. When a basement takes on water, our basement waterproofing assessment looks at grading, gutters, cracks and wall condition together.
What to expect when planning work here
- Historic review can add a step. If your home sits in a designated district, exterior changes to steps, walls or chimneys may go before a preservation commission. Allowing extra time in the schedule avoids surprises.
- City permits and sidewalks. In Newark and the Oranges, work on sidewalks and stoops at the property line often involves the city. Owners are generally responsible for the sidewalk in front of the building.
- Small lots, careful staging. Many Essex streets have narrow driveways and street parking only. We plan material deliveries and dumpster placement ahead of time so neighbors are not blocked in.
- Book masonry for mild weather. Lime mortars in particular need moderate temperatures to cure well, so restoration work is best planned for spring through fall.
