Fairfield sits in the northwest corner of Essex County, where the land flattens out along the Passaic River. Alongside its large commercial and industrial areas, the township has residential neighborhoods of ranches, split levels, capes and newer colonials, mostly on suburban lots. Low, level ground and a river close by mean that water management is the thread running through almost every outdoor project here.
Keeping basements dry on low ground
Some parts of town have a high water table, and heavy rain can sit on the surface for hours. If you have a basement or a crawl space, the foundation is working hard. We start every basement waterproofing visit by looking at the outside: how the lot is graded, where the downspouts empty and whether patios or walks slope toward the house. Then we look at the walls themselves for cracks, seepage and efflorescence.
Foundation cracks and repairs
Poured concrete and block foundations crack as they age. Many cracks are harmless, but ones that leak, widen or run diagonally deserve a closer look. We seal and repair them, and handle larger foundation repair when a wall has moved.
Patios built for flat yards

A flat yard sounds easy, but it gives water no natural place to go. Every patio we build in Fairfield gets a deliberate pitch away from the house. Design ideas that help on level, damp lots:
- gravel joints or stepping stones that let rain soak in
- a slightly raised patio with a stone border
- a dry well or drain line to carry runoff away
- downspouts tied into a buried pipe instead of dumping onto pavers
Driveways and aprons
Long, flat driveways can puddle at the garage door. We set new concrete, asphalt or paver driveways with enough fall to shed water toward the street or a drain.
Approvals
The township building department may require permits for patios, driveways and foundation work. Properties near the river may also face flood zone rules, and we look into those early.
Fairfield neighbors West Caldwell and North Caldwell, and we serve all of Essex County. If water is the problem, schedule a free estimate and we will find where it is coming from.
