South Orange, officially the Township of South Orange Village, is home to Seton Hall University and a walkable village center. Its neighborhoods are known for large Victorians, Tudors and colonials, many from the late nineteenth and early twentieth centuries. On the western side of town the streets climb toward the South Mountain ridge, and homes there often sit high above the road, while the eastern neighborhoods near Maplewood are gentler.
Long flights of front steps
On the hill, getting from the sidewalk to the front door can mean a dozen or more steps. Those long runs settle unevenly, treads loosen and old railings rust through. We rebuild front steps with footings at each landing, choose brick, stone or concrete to match the house, and add railings along the full climb.
Holding the hillside

Sloped front yards and terraced backyards depend on walls. Old dry-laid stone and timber walls lean or collapse after wet winters. A new retaining wall with proper drainage behind it keeps soil in place and can create flat space for a patio or garden.
Restoring brick and stone on older homes
South Orange houses often have stone foundations, decorative brick and tall chimneys. When they need work, the mortar matters: a soft, lime-compatible mix protects old brick that hard modern mortar can crack. Typical restoration work includes:
- repointing foundations and porch piers
- rebuilding chimney tops and crowns
- resetting loose stone in garden walls
- replacing spalled brick with a close match
Water coming downhill
Runoff from higher lots often ends up against foundations lower on the slope. We look at grading, gutters and the uphill side of the house before recommending waterproofing.
Before you plan
Historic district rules may apply to some properties, and the township building department may require permits for steps, walls and chimney rebuilds. Steep sites also need careful planning for material delivery.
South Orange borders Maplewood and West Orange, and we work throughout Essex County. Book a free estimate and we will climb those steps with you.
