Passaic County is where Pro One Construction started and where we still do a large share of our work. From the brick two-families in Paterson and Passaic to the split-levels in Wayne and the capes and colonials in Hawthorne and Totowa, we know the housing stock here and what it needs.
What Passaic County homeowners call us for
Front steps and stoops. Brick and concrete stoops in the older parts of the county take a beating from salt and freeze-thaw cycles. Loose treads, crumbling mortar and steps pulling away from the house are the most common calls we get. We repair what can be saved and rebuild what cannot, often with stone veneer risers, bluestone treads and new aluminum railings.
Patios and walkways. Backyards in Hawthorne, Clifton and Totowa are often compact, so a well-planned paver patio makes a big difference. We lay out patios, side walkways and front paths with a properly compacted base so they stay flat for years.
Repointing older brick. Many homes in Paterson, Passaic and Clifton still have their original mortar. When joints wear back, water gets in. Tuckpointing and repointing with the right mortar keeps those walls solid.
Retaining walls and drainage. The northern half of the county is hilly. In Wayne, Pompton Lakes and West Milford we build retaining walls and steps that hold back soil and direct water away from the house.
Basement water. The Passaic River and its tributaries, along with a high water table in low-lying neighborhoods, mean wet basements are common. Our basement waterproofing work starts with finding where the water actually comes from.
Why local matters

Having an office in Hawthorne is not just a line on our website. It means we can come out for an estimate quickly, we know how the local building departments work, and when a job needs a quick return visit, we are close by. It also means our reputation is on the line with our own neighbors, and we take that seriously.
Planning a project in Passaic County
A few things are worth knowing before you start:
- Permits vary by town. Clifton, Wayne and Paterson each run their own building departments, and requirements for steps, retaining walls and driveway aprons differ. We check what your town needs before work begins.
- Sidewalks may be your responsibility. In many Passaic County towns the homeowner maintains the sidewalk in front of the house. If a tree root has lifted a slab, we can replace that section to the town’s standards.
- Plan masonry for the warmer months. Mortar and concrete need to cure above freezing. Booking an estimate in late winter gets you on the schedule for spring, when demand is highest.
- Think about drainage early. On sloped lots and in low areas near the river, where water goes after a storm should shape the design of any patio, walkway or driveway.
