Bloomingdale sits in the Highlands at the northwest edge of Passaic County, along the Pequannock River. Most of the borough is residential: older capes and bungalows near the center, and later ranches, split-levels and colonials climbing the wooded hillsides above. Rock sits close to the surface in many yards, and plenty of driveways and front walks run uphill from the street. That terrain drives most of what homeowners here ask us to build.
Turning a slope into usable yard
Many Bloomingdale backyards rise steeply behind the house or drop away toward the street. A properly built retaining wall can carve out a flat area for a patio, a play space or a garden. We build segmental block and natural stone walls on a compacted base, with clean drainage stone and a pipe behind them so water does not build up and push the wall forward. When we hit ledge, we design around it instead of fighting it.
Steps that climb the hill

A house set above the road often needs a long run of steps, and older ones tend to heave and separate after years of frost. We rebuild them as concrete steps on real footings, or in stone and bluestone, with landings to break up the climb and railings that meet code. Shallow risers make a steep approach easier to use in winter.
Driveways and runoff
A sloped driveway acts like a channel in heavy rain. If it was poured without a plan for water, runoff ends up at the garage door or against the foundation. When we replace a driveway in Bloomingdale we set the pitch, add a trench drain or swale where it helps, and make sure the base is thick enough to handle plows and freeze and thaw.
Things to know before you build
- Ledge and boulders. Excavation can turn up rock. We look for signs of it at the estimate so the plan accounts for it.
- Wall height. Taller walls may need engineering and borough approval.
- Tree roots. Wooded lots mean roots near walks and patios. We route around large trees where we can.
- Snow storage. Leave room beside the driveway for plowed snow so it does not melt onto new surfaces.
Bloomingdale borders Pompton Lakes and Wanaque, and we work throughout the hilly northern part of Passaic County. If your yard needs a wall, steps or a new driveway, request a free estimate and we will walk the slope with you.
