Belleville is a densely built township in eastern Essex County, bounded on its east side by the Passaic River. Its streets are lined with older frame and brick houses, many of them two-family homes, set on narrow lots with short setbacks. The ground slopes gently down toward the river, which matters more than most owners expect when it comes to water and foundations.
Driveways that carry two households
On a two-family lot, the driveway often serves both units and sees cars coming and going all day. Thin, unreinforced slabs from decades ago crack and heave, especially where tree roots or poor drainage are involved. We tear out failed concrete and pour new concrete driveways on a compacted base, with control joints placed so cracks stay where we want them. Asphalt is also an option when budget matters more than lifespan.
Stoops, steps and short front yards

With the house close to the sidewalk, the front stoop is the first thing anyone sees. Many in Belleville are brick or poured concrete that has pulled away from the house over the years. When the footing has failed, we rebuild the front steps from the ground up, add sturdy railings, and pour a new walk to the public sidewalk.
Water on the lower streets
Homes on the blocks that run down toward the river can see more groundwater than those up the hill. Signs to watch for:
- white mineral streaks on basement walls
- a musty smell after heavy rain
- mortar washing out of the foundation joints
- puddles that sit against the house
We address the outside first and recommend basement waterproofing when grading and gutters alone will not solve it. Flood zone rules may apply to some properties close to the river.
Planning around tight lots
Material deliveries and a small dumpster need a spot, and many Belleville blocks have street parking only. We stage work to keep the sidewalk open and clean up each day. The township building department may require a permit for steps, driveway aprons and structural repairs, and we look into that before starting.
Belleville borders Nutley and Bloomfield, and we serve the rest of Essex County as well. If your driveway or stoop is overdue, schedule a free estimate and we will come take a look.
