West New York is one of the North Hudson towns on top of the Palisades, between Guttenberg and Union City, with Weehawken to the south. It is tightly built: two and three-family frame and brick houses, rowhouses and apartment buildings fill nearly every lot, and Bergenline Avenue runs through as the main commercial street. Many homes have stucco or siding over older walls, short front yards behind a low wall or fence, and a narrow side passage leading to a small backyard. The east edge of town drops off steeply toward the river.
Side walkways and small yards

The strip of ground between two houses is often the most neglected part of a West New York lot, usually broken concrete or bare dirt that holds water against both foundations. We replace it with a paver or concrete walk pitched to drain, and extend it into a small backyard patio where there is room. Our patios and walkways are built on a compacted base so they stay flat in tight spaces where repairs are hard.
Stoops and sidewalks
Concrete and brick stoops on multi-family homes carry heavy daily traffic and a lot of de-icing salt. We repair cracked treads and rebuild failing front steps with new railings. Lifted or broken public sidewalk slabs in front of the house can be replaced at the same time.
Stucco and older brick
Stucco is everywhere in town, and it cracks with age, settling and water. Our stucco work starts by finding loose or water-damaged areas, repairing what is behind them, then patching or refinishing with a matching texture. Brick fronts and chimneys get repointed where the joints have eroded.
Things to plan for
- Permits for the right of way. Sidewalk, stoop and dumpster placement usually need town approval.
- Tenants and access. We keep entrances usable whenever possible.
- Shared side passages. If a walkway is shared, both owners should agree on the plan.
