Kenilworth is a small borough in the center of Union County, bordered by Cranford, Roselle Park, Union and Springfield, with the Garden State Parkway along one edge. Most of its homes were built after the Second World War: Cape Cods, ranches, split-levels and colonials on flat, evenly sized lots. The town has a practical, low-key feel, and the concrete around many houses is now old enough to need real attention.
Porch slabs and front steps

A lot of Kenilworth homes have a low concrete porch or landing with two or three steps. Over time the fill beneath settles and the slab tips toward the house, sending rain against the foundation. We break out the old slab, rebuild and compact the base and pour new concrete steps and landings with the right pitch. Railings, a brick or stone face and a matching walk can be added in the same project.
Driveways and stamped walks
Flat lots make driveways straightforward, but the original slabs on many homes are cracked and sunken at the garage or curb. We replace driveways in concrete or asphalt and pour broom-finished or stamped walks. Stamped concrete is popular here because it gives a decorative pattern at a lower cost than natural stone, though pavers are easier to repair in small sections.
Concrete repair and basement cracks
Not every problem calls for full replacement. Slabs that are structurally sound with flaking or worn surfaces can often be repaired or resurfaced. Below grade, poured and block foundations from this era can develop cracks that let water in. Our crack repair service seals those cracks, and we look at gutters and grading to stop the source.
Low ground and storms
Parts of Kenilworth sit near the Rahway River and its branches, and flat terrain drains slowly in heavy rain. Keeping walks and patios pitched away from the house, and extending downspouts past them, makes a real difference.
Practical list
- Replace, do not patch, a slab that has sunk more than a little.
- Keep the top step below the door threshold.
- Plan sealing for stamped concrete.
- Ask the borough about permits for steps and aprons.
