Springfield is a township in the northern part of Union County, between Union, Summit, Mountainside and Kenilworth, with Essex County just to the north. Its terrain changes quickly. The eastern side follows the Rahway River on lower ground, while the western neighborhoods climb onto the slopes of the First Watchung Mountain. Housing is mostly colonials, split-levels, Cape Cods and ranches from the 1920s through the 1960s, with some larger homes on the hillside streets.

Entries with stone and bluestone

Springfield colonials and split-levels often have a raised entry with a run of concrete or brick steps that has cracked or shifted. We rebuild concrete steps and face them in stone veneer or brick, then top them with bluestone treads and a landing sized for the door. Stone veneer on the steps can be carried onto the foundation for a finished look.

Hillside yards and retaining walls

On the western slopes, many backyards were shaped decades ago with timber or loose stone walls that are now failing. We replace them with segmental block or natural stone retaining walls that include drainage behind the wall, so the hill does not push it over in a wet season. A wall can create a flat terrace for a patio, a garden or a play area.

Basements on lower ground

Homes near the Rahway River and its tributaries are more likely to see water in the basement after heavy storms. We look at the foundation, any cracks and how roof and surface water leave the property. Repairs might include crack sealing, regrading, downspout changes and waterproofing.

Driveways and walks

Hillside driveways need good traction and drainage at the bottom so water does not flow into the garage. On level lots, we replace worn concrete and asphalt driveways and add paver or bluestone front walks.

Planning points

  • Know if your lot is uphill or downhill from the street, since it changes drainage.
  • Check for a mapped flood area if you are near the river.
  • Plan for permits from the township building department on walls and steps.

Which Springfield is this page about?

This page covers Springfield Township in Union County, next to Millburn, Summit and Union. New Jersey also has a Springfield Township in Burlington County, which is a separate place.

My Springfield home sits low near the river. What should I fix first?

Start with how water reaches the foundation: gutters, downspouts and the pitch of walks and patios. Then seal any active cracks. Flood zone rules may apply to some exterior work, and we check before designing.

Can you replace a railroad tie wall with something permanent?

Yes. We remove the old ties and build a segmental block or stone retaining wall with a compacted base, gravel backfill and a drain pipe behind it.
