Red brick paver entry with bluestone-capped brick steps at a Tudor-style home

Plainfield is a city in the southwest corner of Union County, known for its large stock of late Victorian and early twentieth century houses. Queen Annes, Colonial Revivals, Tudors and shingle-style homes line many residential streets, some on generous lots with mature trees, alongside denser blocks of two-family homes and apartment buildings closer to downtown. The city has several local historic districts, so exterior work on some homes is reviewed before it starts.

Restoring brick and stone the right way

Plainfield’s older homes have foundations, porch piers, garden walls and chimneys in brick, brownstone or fieldstone. These materials need a gentle hand. We repair them with historic masonry restoration methods: soft, compatible mortar, joint profiles that match the original and replacement units chosen to blend in. Where whole sections have failed, we rebuild them to the same bond pattern.

Porches and grand entries

Pro One mason pointing a tall set of new brick front steps

Large homes often have wide porches with a tall run of steps up from the walk. Settled footings, rotting framing below and crumbling treads are common. We rebuild steps in brick or stone with bluestone treads and can handle porch framing and roofing when the structure itself needs work, so the whole entry is done together.

Chimneys, stucco and repointing

Tall chimneys on Victorian and Tudor roofs take constant weather. We repoint, rebuild crowns and rebuild chimney tops when brick has loosened. Many Tudors here have stucco between half-timbers or on lower walls, and we patch and refinish it to blend with the existing texture. Regular tuckpointing is the best defense against water working into old walls.

Before you plan

  • Historic district rules may apply. Check whether your address is in a district before choosing materials.
  • Multi-family buildings. Shared stoops and walks need planning for tenant access.
  • Matching materials. Sourcing close-match brick or stone can take time, so we start that early.

Plainfield borders Fanwood and Scotch Plains, and we work throughout Union County. To talk through a restoration or porch rebuild, book a free estimate.

FAQ

Plainfield, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

My Plainfield house is in a historic district. Can you still rebuild the porch steps?

Yes. Exterior changes in a historic district may need approval before work begins. We plan materials and details that respect the original design and allow time for that review in the schedule.

Why does the mortar matter so much on an old Plainfield home?

Older brick is often softer than modern brick. Hard modern mortar can trap moisture and cause the brick faces to crack or spall. We choose a mortar suited to the age and type of the masonry.

Is Plainfield the same as North Plainfield or South Plainfield?

No. Plainfield is a city in Union County. North Plainfield is in Somerset County and South Plainfield is in Middlesex County, and each has its own building department. This page covers the city of Plainfield.
