Lawrence Township sits between Princeton, Ewing and Hamilton, and its housing covers a wide span of years. The village of Lawrenceville along the old main road has historic homes near the Lawrenceville School. Much of the rest of the township filled in after the war with capes, ranches and split-levels, and later decades added colonials, townhouse communities and stucco-faced homes in newer developments. Rider University also sits within the township. The land is mostly gentle with some low areas near streams, so most projects here are about design and drainage rather than steep grades.

Patios and steps out the back door

On many Lawrence homes, the back door sits a few steps above the yard, and the original wood or concrete steps are tired. A paver patio with wide paver or stone steps up to the door makes the transition feel planned. We build on a compacted stone base, pitch the patio away from the house and finish edges with a border or wraparound step.

Stucco that stays sound

Stucco is common on newer Lawrence homes and on some older ones. Cracks, stains near the base and soft spots usually point to water getting behind the finish. Our stucco services start by finding the damaged areas and repairing what is behind them before patching or refinishing. When a patio or step meets a stucco wall, we detail that joint so water does not sit against the house.

Entries, walks and foundations

Front stoops on postwar homes often settle. We rebuild concrete steps on a footing and finish them in concrete, brick or stone veneer. Walks get replaced in pavers, bluestone or stamped concrete. Block foundations with cracks or bowing get structural repair before any finish work.

FAQ

Lawrence Township, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

Is Lawrenceville a separate town from Lawrence Township?

No. Lawrenceville is a village within Lawrence Township, so projects there go through the township building department. Homes in the older village area may face historic district rules, which we check first.

My stucco house has cracks near the ground. What causes that?

Stucco that runs down to the soil or a patio surface can wick up water, which leads to cracking and staining at the base. We repair the damage and, where possible, adjust the grade or add a weep screed detail so it stays drier.

Can you add steps from my back door down to a new patio?

Yes. We build paver, stone or brick steps that match the patio, with risers sized for comfortable use and a landing at the door when the drop is large.
