Hopatcong wraps around much of Lake Hopatcong, and the borough’s streets climb and twist up the hills above the water. Many homes began as summer cottages on small lots and were expanded into year round houses over the decades. Others are newer builds squeezed onto steep parcels. Either way, the ground is rarely flat, and the masonry has to work with the hill rather than fight it.
Holding back the hill
Retaining walls are the backbone of most Hopatcong properties. They support driveways cut into slopes, keep soil off the back of the house and make room for a bit of level yard. A wall that leans or bulges is usually failing for lack of drainage or a weak base. We rebuild with proper footings, free draining stone and an outlet behind the wall. Our retaining walls are built in segmental block or natural stone, depending on the look you want and the height required.
Walls near the road also take salt spray and plow damage in winter. Caps that overhang slightly, solid block and good joint work help them hold up for the long term.
Steps down to the door, and down to the water

On a lot where the house sits well below the road, the route to the front door is a staircase. We build concrete steps and stone steps in runs with landings, with treads sized for a comfortable stride and railings where they are needed. Bluestone and natural stone fit the lake setting and hold up to ice. Paths down toward the water get the same care, with gentle grades and solid footing.
Foundations under former cottages
Converted cottages often sit on foundations that were never meant for a full time home: shallow footings, block piers or patched block walls. Signs of trouble include sloping floors, cracked block and water in the crawl space after storms. We add footings, rebuild failing piers and walls, and pair the masonry repair with basement waterproofing or better drainage where runoff from uphill lots is the real problem.
What to plan for in Hopatcong
- Limited access. Narrow roads and small lots affect deliveries and parking. We schedule material drops and keep the street clear.
- Lakeside regulations. Shoreline work may involve state environmental review in addition to borough permits.
- Runoff from neighbors. On a hillside, water from lots above yours ends up in your yard. Good drainage design accounts for it.
- Seasonal timing. Lake traffic and summer use matter. Tell us your schedule and we will work around it where possible.
