Vernon sits high in the northeast corner of Sussex County, between mountain ridges, with a ski area, a long stretch of the Appalachian Trail and several lake communities within its borders. Snow comes early, the cold lingers, and plows run often. For masonry and concrete, that means the work has to be built for frost first and looks second, although with the right materials you can have both.
Driveways that survive the plow
Long, sloped driveways are the norm in Vernon, and they take more abuse than almost any other surface on a property. Plow blades catch raised edges, salt eats at concrete, and meltwater runs down the middle all winter. Our concrete and asphalt driveways start with excavation to firm ground, a thick compacted stone base and a plan for where the water goes, whether that is a swale, a trench drain or a pitch toward the side. Pavers make sense near the house where a clean look matters and individual pieces can be lifted and reset if frost moves them.
Walls and steps on steep lots

Houses here are often set into the hillside, with the yard falling away on one side and a cut bank on the other. A retaining wall keeps that bank from creeping toward the foundation and can carve out a level spot for parking or a small yard. Steps from the driveway to the door are just as important. We set footings below frost depth and use textured treads that grip better in ice and snow. Railings go in wherever the drop or the number of steps calls for them, and we keep the rise of each step consistent so nobody trips in the dark.
Foundations, chimneys and older cabins
Some Vernon homes started life as seasonal lake cottages and were winterized later. Their foundations and chimneys were not always built for full time use. We repair cracked block, rebuild failing piers, add proper footings under porches and additions, and handle foundation repair when walls have shifted. Chimneys that serve wood stoves see heavy use here, so we check crowns and joints closely.
Before work begins in Vernon
- Building season. Concrete and mortar need warmth to cure. Plan for late spring through early fall, and book the estimate well ahead.
- Septic and well locations. Most rural lots have both. Knowing where they sit keeps trucks and excavators away from them.
- Associations. Lake and mountain communities may have their own architectural or environmental rules.
- Township approvals. Walls, steps and driveway changes can need a permit from the township building department.
