Walpack Township is unlike any other town in our service area. Nearly all of its land lies within the Delaware Water Gap National Recreation Area, and the number of private homes is very small. What remains is a scattering of rural properties on back roads among forest, fields and old stone walls. For the owners of those homes, finding a contractor willing to come out is part of the challenge. Pro One serves Walpack as part of our Sussex County coverage, and the work we do here is almost all repair and restoration rather than new construction.

Keeping older homes standing

Most private houses in the township are older and were built with local stone and traditional methods. Fieldstone foundations, stone chimneys and stone steps are typical. Our stone masonry crew repoints open joints, resets loose stones and rebuilds failed sections with stone that matches. The goal is to make the old work sound again while keeping its character.

Steps and landings

Stone steps that have heaved, tipped or lost their treads are a safety problem, especially in winter. We rebuild them on footings below frost depth and set bluestone treads and landings that drain and give good footing. Where a house has a simple concrete stoop, stone veneer can make it fit the rest of the property.

Foundations and chimneys

Wet ground and deep frost are hard on old foundations. We repair cracks, rebuild sections and handle foundation repair for porches and small additions. Chimneys on homes heated with wood get repointed, new crowns and rebuilt tops when the brick or stone has deteriorated.

Working in a protected landscape

  • Property lines. Know exactly where your land ends and public land begins.
  • Added rules. Some work may involve requirements beyond a normal township permit. We help you find out.
  • Access. Remote roads can limit truck size and delivery timing.
  • Season. Plan for spring through fall, since winter access can be difficult.

FAQ

Walpack, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

Can you work on a private home inside the recreation area?

Yes, on privately owned property. We confirm property lines and any added requirements with you and the township before planning, and keep all work and equipment on your land.

Is it worth repairing an old stone foundation rather than replacing it?

In most cases repair is the practical choice. Repointing, resetting stones and improving drainage can keep an old foundation serving for many more years.

What should we send before an estimate?

Photos of the problem from several angles, rough measurements and a description of how the property is reached. That helps us plan the visit.
