As the county seat, Newton has a mix most Sussex towns do not. Close to the center you find older houses on smaller lots, some of them a century old or more, with brick chimneys, stone foundations and front steps that sit right near the sidewalk. Farther out the lots open up and the homes get newer. Pro One Construction serves both, and the work tends to split along those same lines.

Older homes near the center of town

Houses of this age need masonry that respects how they were built. Mortar joints wear out first, especially on chimneys and on the weather side of the house. Our tuckpointing and repointing work removes failing mortar and replaces it with a mix that suits the brick or stone, so the wall can still breathe. Where a facade or a porch has real character, we lean on historic masonry restoration methods and keep original material in place whenever it is sound.

Chimneys deserve a close look in a town with cold winters. A cracked crown or open joints at the top lets water into the flue and the attic. We rebuild crowns, repoint the stack and rebuild from the roofline up when the brick has gone soft.

Steps, stoops and short walkways

Front steps on older Newton homes are often a mix of repairs from different decades. Once they start pulling away from the house or rocking underfoot, patching rarely holds. We tear them out and build new concrete steps on footings set below the frost line, then finish them in brick, stone veneer or bluestone so they suit the house. A new walkway to the sidewalk or driveway usually goes in at the same time.

Foundations and wet basements

Stone and block foundations are common on the older housing stock, and Sussex frost is hard on both. Signs of trouble include loose stones, cracked parging, efflorescence and water on the basement floor after a thaw. We repair and repoint the wall, rebuild failed sections and correct grading and downspouts so water moves away from the house.

Things to sort out first

  • Historic review. Ask the town whether your address is in a historic district. Exterior changes there may need approval before we start.
  • Sidewalk work. Steps that meet a public sidewalk can bring separate rules from the town. We check before we schedule.
  • Chimney use. Tell us if the fireplace or a stove vents through the chimney, since that affects how we rebuild the top.
  • Access on tight lots. Older lots near the center are narrow. We plan deliveries and staging so the driveway stays usable.

Newton is one of many towns we cover across Sussex County, along with neighboring communities such as Sparta. If your brick, steps or foundation need attention, schedule a free estimate and we will come out to see the problem in person.

FAQ

Newton, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

My Newton house is old and the mortar is crumbling. Should it be repointed with regular mortar?

Not always. Many older homes in town were laid with softer lime mortar. Using a hard modern mix can trap moisture and damage the brick or stone. We look at the original joints and match the mortar to the wall.

Do homes near downtown Newton need special approval for exterior masonry?

Some properties in the older part of town may fall under historic district review. If yours does, we help with photos, material details and drawings so the application is straightforward.

Can you fix a fieldstone foundation instead of replacing it?

In many cases, yes. Repointing the joints, resetting loose stones and improving drainage outside the wall often stabilize an old foundation. If a section has failed, we rebuild that part on a proper footing.

When should I book work in Newton?

Winters here are long, so the building season is shorter than in the eastern suburbs. Asking for an estimate in late winter gives you the best shot at a spring start.
