Watchung is a hilly, wooded borough on the Watchung Mountains, above North Plainfield and Green Brook. Its neighborhoods are mostly single family homes from the middle of the twentieth century onward: ranches, split levels and colonials on generous lots, many of them on slopes with driveways that climb from the road. Mature trees, rock outcrops and steady runoff from higher ground are part of nearly every property. On a lot like that, the hardscape is not just about looks. It has to hold the ground in place and get people safely from the car to the door.
Front steps on sloped yards
Homes set above the street often have long, steep walks and several flights of steps. Older concrete steps here tend to crack, shift and separate from the walk because of frost and water running down the slope. We rebuild front steps on footings below the frost line, break long runs into shorter flights with landings, and finish them in stone, brick or bluestone with railings anchored in solid masonry.
Retaining walls that last

Railroad tie walls and dry stacked stone walls from decades ago are now leaning or falling over. We replace them with segmental block or mortared stone retaining walls, built on a compacted footing with drainage stone and pipe behind them. Steps can be built right into the wall, which saves space on a tight slope.
Walks, patios and water
Sloped lots move a lot of water. New walkways and patios are pitched to carry runoff around the house, not into it, and we add drains or swales where needed. If the basement already takes on water from the hillside, we look at grading and waterproofing before building more hard surfaces near the foundation.
Watchung project checklist
- Permits. The borough building department reviews steps, walls and larger hardscape.
- Engineering. Taller walls or walls near driveways may need an engineer.
- Access. Steep drives and tight turns affect deliveries, so we plan ahead.
- Rock. Excavation can hit stone, which can change the layout.
