Greenwich Township in Warren County is one of the more suburban corners of the county. Alongside older farmhouses and the village of Stewartsville, much of the housing is in subdivisions built over the last few decades: two story colonials and similar homes on lots that are generous by North Jersey standards. That housing stock has its own predictable list of projects, mostly upgrades to work the builder kept simple.

Fixing builder grade entries and driveways

New construction often comes with a precast stoop, a plain concrete walk and an asphalt driveway. Twenty years on, the stoop may be pulling away from the house and the driveway may be cracking at the edges. We rebuild entries as concrete steps on proper footings, often wrapped in brick or stone veneer with bluestone treads, and replace walks and driveways with concrete or pavers set to drain away from the garage.

Backyards that are ready for more

Subdivision backyards are usually flat to gently sloped and wide open, which makes them easy to build on. A paver patio off the kitchen or rear doors, a seating wall, a fire pit and wide steps down from a deck are typical. For homes with an in-ground pool, we build pool decks and coping with pool masonry that suits the house and stays cool enough underfoot.

Things to check first

  • Homeowner association. Some neighborhoods have exterior rules. Check before you pick colors.
  • Easements. Drainage and utility easements often run along the back of subdivision lots.
  • Pool barrier rules. Pool deck work may involve fencing and gate requirements.
  • Grading plan. New patios must not send water toward the house or a neighbor.

Getting more use out of a large lot

Bigger yards invite bigger plans, but phasing works well here. Many owners start with the patio and steps, then add a fire pit, walkway or pool deck in a later season. We design the first phase so the next one ties in cleanly.

FAQ

Greenwich, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

Is this Greenwich Township in Warren County?

Yes. There is also a Greenwich Township in Gloucester County in South Jersey. This page covers the Warren County township near Phillipsburg.

Our precast front stoop is sinking. Why, if the house is only a couple of decades old?

On newer homes the soil around the foundation was backfilled during construction and keeps settling for years. A stoop sitting on that fill slowly drops. We replace it with steps on a footing that reaches firm ground.

Pavers or stamped concrete for a pool deck?

Both work. Pavers cost more up front but individual pieces can be lifted and reset. Stamped concrete has fewer joints and a uniform look but needs resealing. We walk through both on site.
