Cranbury Township is unusual for Middlesex County. Its village center is one of the best preserved in Central Jersey, with older homes close to the street, while the rest of the township is open farmland, preserved land and newer homes on generous lots. Those two settings call for very different masonry and hardscape work, and we plan each job around which one you live in.

Older homes in the village

Many of the houses near the village center were built well before the twentieth century, and their front walks and steps are part of the streetscape. Replacing a cracked concrete path with natural bluestone, or rebuilding brick steps with stone treads, usually looks more at home here than a modern paver pattern. Our historic masonry restoration work focuses on soft, compatible mortar and keeping original brick where it is still sound.

Historic district rules may apply to visible exterior changes. We find out what review is needed before drawing up the final plan.

Space to spread out on larger lots

Large circular paver patio with contrasting border behind a home

Outside the village, Cranbury homes often sit on wide, level lots with plenty of lawn. That opens up projects that do not fit in tighter towns: a circular patio with a fire pit, a walkway that curves from the driveway to the back gate, or a seating wall around an outdoor fireplace. Our patios and walkways are built on a compacted base with edge restraint so a large surface stays even.

Flat ground still needs drainage

Level land is easy to build on, but water has nowhere obvious to go. A few things we check on every Cranbury job:

  1. where the downspouts discharge today
  2. whether the lawn slopes toward the house anywhere
  3. how the new patio or walk will shed water
  4. whether a dry well or channel drain is worth adding

Getting those right is what keeps a patio from turning into a shallow pond after a storm.

FAQ

Cranbury, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

Can new steps match an older home in Cranbury's village?

Yes. For older homes we lean toward brick, bluestone and simple railing styles that fit the period. If your property is in the historic district, exterior changes may need review before a permit is issued, and we plan the design with that in mind.

Is the soil in Cranbury good for patios?

The ground here is generally flat and drains better than heavy clay, which helps. Flat ground also means a patio needs a deliberate pitch, or water will sit on it. We set the base and slope so runoff moves away from the house.

Do you work on the newer developments outside the village too?

Yes. Larger lots in the township often have room for a full patio with a fire feature, a walkway from the driveway and wider front steps. We design to the size of the yard and the style of the house.
