Bluestone front stoop with red brick risers on a brick colonial home

Milltown is a small borough tucked between East Brunswick and North Brunswick. It grew around mills and factories in the late 1800s and early 1900s, and many of its streets still have the older homes that went up in that period: two story frame houses, brick colonials and bungalows on modest lots, with later capes and ranches filling in around them. The masonry on those houses is now decades old, and that drives most of our work here.

Brick and bluestone stoops

Mason rebuilding a brick pillar beside a city stoop

A brick stoop with a bluestone landing is a classic look on older Milltown homes. Over time, mortar washes out, treads loosen and the brick pillars beside the steps start to lean. We rebuild stoops and steps on a proper footing, reuse or match the brick where possible, and set new bluestone treads and landings. Pillars and cheek walls are rebuilt plumb with fresh caps.

Chimneys and foundations

Older houses here often have brick chimneys and brick or block foundations. Common repairs we make:

  • rebuilding the top courses of a chimney and pouring a new crown
  • repointing foundation joints where mortar has washed out
  • replacing cracked or spalled brick
  • patching parging so foundation walls shed water

Our masonry construction and repair work uses mortar suited to older brick so the repair does not damage the original masonry.

Walks and small yards

Front walks in town tend to be short and run straight to the stoop, while backyards are modest and often fenced. A paver walkway with a border along the side of the house, or a small patio with steps down from French doors, makes the most of a compact lot. Where the property dips toward the back, we plan drainage so water moves away from the house and does not settle on the new patio.

Driveways and aprons

Narrow driveways along the side of the house are common. When they crack and settle, we replace them on a compacted base and pitch them toward the street. Apron and sidewalk work goes through the borough, and we handle that step.

FAQ

Milltown, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

Can a brick stoop be repaired instead of rebuilt?

If the footing is sound and only the treads or a few bricks are damaged, we can reset the treads and replace damaged brick. If the stoop has moved or cracked through, rebuilding on a new footing lasts much longer.

Why does the mortar on my older Milltown house crumble?

Mortar is meant to wear out before the brick does. After many decades of freeze and thaw, the joints erode and need to be repointed. Catching it early protects the brick and the wall behind it.

Is Milltown part of East Brunswick or North Brunswick?

Neither. Milltown is its own borough with its own building department, though it borders both townships. We check permit needs with the borough before work starts.
