Stone veneer front yard wall with black railing on a city street

Perth Amboy is one of the oldest cities in New Jersey, sitting where the Raritan River meets the Arthur Kill and Raritan Bay. Its neighborhoods are dense, with older brick homes, frame two families, corner buildings with stores below and small apartment houses on narrow lots. Many properties front right onto the sidewalk with a stoop and a short front yard behind a low wall. City masonry like this needs steady upkeep.

Repointing city brick

Older brick buildings close to the water take a lot of weather. Mortar erodes, brick faces spall, and water works its way into walls and basements. Tuckpointing is the most common masonry repair we price in the city. We grind out loose joints, repoint with a mortar suited to the brick, and replace damaged units so the wall sheds water again. Parapets, cornices and chimneys usually need the most attention.

Stoops and front yard walls

A concrete or brick stoop that opens straight onto a busy sidewalk has to be solid and safe. When treads crack or railings loosen, we rebuild the steps on a new footing with secure railings anchored into sound concrete. Low front yard walls in block, brick or stone veneer are another frequent project, often topped with a metal railing.

Concrete in tight spaces

City lots leave little room. Projects we often handle here:

  • sidewalk replacement along the property line
  • narrow side yard walks to rear units
  • small rear yard slabs and patios
  • driveway aprons where curb cuts exist

Because access is tight, we plan deliveries, parking and concrete placement ahead of time, sometimes pumping concrete from the street.

Stucco and foundations

Many older buildings have stucco on side walls or over old masonry. Cracks let water in and lead to bigger failures. Our stucco services cover patching and refinishing. For basements that take on water, we look at the foundation and the grading outside. Low areas near the waterfront may fall under flood zone rules, which we check during planning.

FAQ

Perth Amboy, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

I own a two family house in Perth Amboy. Can you work around my tenants?

Yes. We plan the order of work so at least one entrance stays usable, give tenants notice of noisy days, and keep the site safe and tidy each evening.

Does living near the water affect masonry?

Wind driven rain and salt in the air speed up mortar wear and can push moisture into brick. Homes near the waterfront tend to need repointing and sealing of exposed surfaces sooner than inland houses.

Who maintains the public sidewalk in front of my building?

In many New Jersey towns the property owner is responsible for the sidewalk in front of the lot. We confirm the city's requirements and handle permit applications for sidewalk and apron work.

Can stucco on my building be repaired instead of replaced?

Often, yes. Cracked or bulging areas can be cut out and patched if the rest of the wall is sound. Widespread failure, especially where water is getting behind it, usually calls for larger repairs.
