New broom-finished concrete front walkway to a brick front stoop

Bloomsbury is one of the smallest municipalities in Hunterdon County, a compact borough tucked against the Musconetcong River where Hunterdon meets Warren County. It is surrounded on its Hunterdon side by Bethlehem Township. Most homes sit close together on modest lots along a handful of village streets, and many of them are older frame houses with front porches, concrete or brick steps and stone or block foundations.

That makes Bloomsbury a repair-and-renew kind of place more than a build-from-scratch one. The questions we hear are about steps, walkways, foundations and damp basements.

Walkways and front steps

New concrete walkway poured along a home foundation

Old concrete walks lift and crack as tree roots grow and frost works under them. A trip edge at the front door is the usual reason people call. We tear out the old slab, rebuild the base, and pour a new broom-finished walk pitched away from the house. Front steps that have pulled away from the porch get rebuilt as new concrete steps on footings below frost, with brick or stone facing if you want a dressier look.

Living near the river

Being close to the Musconetcong brings a high water table and, on some lots, flood zone rules. Basements in low parts of the borough can see water in wet seasons. We look at the whole picture: gutter discharge, the grade around the house, cracks and open joints in the wall. Then we fix what is letting water in, and add basement waterproofing where outside fixes are not enough. If the property is in a mapped flood area, we confirm what the borough requires before work starts.

Brick, block and chimneys

Brick chimneys and block foundations on older homes need attention every few decades. We repoint worn joints, replace spalled brick and rebuild cracked chimney crowns so water stops getting in at the top.

Good to know in a small borough

  • Tight lots. Material staging and dumpsters need planning so driveways and the street stay open.
  • Permits. The borough building department handles approvals for steps, walls and structural work.
  • Matching the house. On older homes we keep the look simple and in scale with the porch and siding.

Bloomsbury is next door to Bethlehem Township and a short way from Hampton. See all of our Hunterdon County coverage, or schedule a free estimate for your steps, walkway or foundation.

FAQ

Bloomsbury, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

Our Bloomsbury basement takes on water when the river is high. What helps?

Start with what you can control: downspouts, grading and any cracks or open joints in the foundation. We repair the wall and improve drainage around it, and add interior waterproofing where water still gets in. Homes in mapped flood areas may also have extra rules for exterior work.

Is it worth repairing old concrete steps, or should they be replaced?

If the steps are sound and only the surface is worn, resurfacing can work. If they have pulled away from the house, cracked through or settled, a rebuild on a proper footing lasts much longer.

Is Bloomsbury in Hunterdon or Warren County?
