Patio and Entry Upgrades for Florham Park, NJ Homes

Many Florham Park homes still have the plain concrete patio and steps they were built with. We replace them with pavers, stone veneer and bluestone that last longer and look better.

Florham Park is a borough in southeastern Morris County, known as much for its corporate campuses as for its quiet residential streets. Its housing ranges from mid-century colonials and ranches to subdivisions built from the 1980s onward, including larger homes with stucco and stone fronts. The terrain is mostly flat to gently rolling, so the challenge here is rarely a steep slope. More often it is a house that is in good shape while its original outdoor concrete is not.

Replacing builder-grade concrete

Many newer homes came with a basic concrete patio, a plain walk and poured steps. After a couple of decades those slabs often crack, settle at the corners or tilt toward the house. Rather than patching, many owners choose to replace them with paver patios, which sit on a deep stone base and can be repaired in sections later. A curved edge or a border course is an easy way to make a rectangular yard feel designed.

Entries with stone veneer and bluestone

Front entries are where an upgrade shows most. We rebuild or reface steps with stone veneer, add thick bluestone treads and landings, and extend the look to a stone faced foundation band or garage wall. Choosing a stone that matches or complements the existing facade keeps the house looking consistent.

Stucco near the ground

Homes with stucco facades need the stucco to stop short of soil and hardscape so it does not wick up water. When we build a new patio or walk against a stucco wall, we check that detail and repair any cracked or stained sections nearby.

Adding a fire feature

On flat, open yards, a fire pit or outdoor fireplace gives the patio a focal point. We build them in stone or block to match the patio and walls.

Before the estimate

  • Note which parts of the existing concrete are cracked, sunk or tilted.
  • Take a few photos of water pooling after rain.
  • Check whether your HOA, if you have one, has rules about materials or colors.
  • Expect the borough to require a permit for some steps, walls and larger patios.

Florham Park borders East Hanover, Madison and Chatham, and we work across Morris County. Book a free estimate and we will suggest the right upgrade for your home.

FAQ

Florham Park, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

Can stone veneer go over our existing concrete steps?

Sometimes. If the old steps are solid, level and not pulling away from the house, veneer and new treads can go over them. If they have cracked through or settled, we rebuild the core first.

Our stucco has cracks near the patio. Is that related?

It can be. Stucco that runs down to grade or a patio surface can wick up water and crack. We look at the stucco and the grade together and can repair both.

Do you take out the old concrete patio too?

Yes. Demolition and removal of the old slab are part of the job, and we use the opportunity to correct the grade and base before the new patio goes in.
