Mount Olive Township covers a large stretch of western Morris County along Route 46 and Interstate 80. It includes Budd Lake, both the lake and the community around it, as well as Flanders and many newer neighborhoods. Housing is varied: older lake cottages and small homes near Budd Lake, mid century ranches and split levels, large subdivisions of colonials from the late twentieth century, and plenty of townhouse communities. The land ranges from fairly flat near the lake to hilly and rocky on the ridges.
Suburban backyards with room to grow
Many Mount Olive homes sit on subdivision lots that came with a small deck or a basic concrete pad. That leaves room for a real outdoor living area. A paver patio with a curved edge, a walkway to the side gate and a seating area is one of our most common plans here. Where the yard falls away from the house, we add a low wall to level it.
Pools and the deck around them
Backyard pools are common in the township’s subdivisions. The surround is where most wear shows up, with cracked concrete, loose coping and heaving near the skimmer. We rebuild pool decks in pavers or stamped concrete and replace coping as part of our pool masonry work.
Driveways, from cottage to cul de sac

Driveways in Mount Olive range from short gravel pads near the lake to wide two car drives on cul de sacs. We replace cracked asphalt or concrete, widen drives for a third car, and install paver driveways or borders. Every driveway gets a compacted base and a pitch that sends water to the street or a drain, not the garage.
Near the lake
Lots close to Budd Lake often have higher groundwater and smaller footprints. Foundations there can show dampness, and space for new hardscape is tight. We look at drainage and foundation condition before suggesting a patio or walkway.
Before you call
- Check whether a homeowners association needs to sign off.
- Note the age and condition of your pool deck and coping.
- Think about how many cars the driveway needs to hold.
