Netcong is one of the smallest municipalities in Morris County, a borough on the far western edge where it meets Sussex County. It sits along the edge of Lake Musconetcong and has a train station and an older downtown along its main streets. Most homes are older single family houses and small multi family buildings on narrow lots: think late nineteenth and early twentieth century houses with front porches, plus some mid century capes and ranches. Yards are small, houses are close together, and driveways are short.
The front of the house
On a narrow lot, the front steps and walk are often the only masonry you see. Old concrete or brick stairs with crumbling edges, loose railings and settled treads are common here. We rebuild concrete steps on new footings, add brick or stone facing if it suits the house, and install railings that meet code. Stoops at side doors get the same attention.
Driveways on tight lots

Short driveways squeezed between houses take heavy use and have little room for drainage. We replace cracked concrete or asphalt, set the pitch so water heads for the street, and keep the edges clean along foundations and property lines. Concrete is a good fit when the drive runs right beside the house wall.
Old brick, porches and piers
Many Netcong homes have brick chimneys, foundations or porch piers that have lost mortar. Left alone, joints wash out and bricks shift. Our masonry repair work rebuilds piers and steps, and we repoint chimneys and walls before small gaps turn into bigger problems. Because we also frame porches and do roofing, a tired front porch can be handled as one project.
Small yards, smart layouts
Even a little backyard can hold a patio, a walkway to the gate and a spot for a grill. We lay out paver or concrete surfaces to make the most of the space and slope them so rain does not run toward the foundation.
A few practical notes
- The borough has its own building department.
- Lots near the lake may see higher groundwater.
- Work near the sidewalk can come with its own rules.
