Morris Plains is a compact borough between Parsippany and Morris Township. Much of it is walkable residential streets with sidewalks, a train station on the line toward Hoboken and New York, and homes that range from early twentieth century colonials and foursquares to postwar capes, ranches and split levels. Lots are moderate, the terrain is gently rolling rather than steep, and the front of the house is often the part that needs the most attention.
Front steps that climb
Many borough homes sit a few feet above the sidewalk, so the front stairs can be taller than you might expect. Over time, concrete stairs crack at the nose of each tread and brick stairs lose mortar at the joints. We rebuild concrete steps on footings sized for the load, face them in brick or stone if you like, and top them with bluestone treads and new railings.
Porches, slabs and the entry

Older homes in town often have a covered front porch on a concrete slab or masonry piers. When the slab cracks or tilts toward the house, water gets in where it should not. We break out and repour slabs, rebuild piers and porch foundations, and can frame and roof the porch so the whole entry is finished together.
Walks, driveways and resurfacing
Concrete walks to the sidewalk see a lot of foot traffic and road salt. Where the slab is still sound, concrete resurfacing can restore the surface. Where it has heaved or broken, we replace it. Driveways in the borough tend to be single lane and close to the neighbor’s line, so we plan forms, pours and curing around your daily routine.
Brick that needs attention
Older chimneys, foundations and brick steps eventually need repointing. Catching worn joints early prevents loose brick and leaks later.
Planning checklist
- Measure your current step height and porch depth.
- Check whether gutters dump water onto the steps or walk.
- Note any trip hazards along the sidewalk side.
