Lincoln Park is a borough in the northeastern corner of Morris County, near where the Pompton and Passaic rivers come together. Much of the housing is postwar: capes, ranches, bi-levels and colonials on suburban lots, with some older homes and newer developments mixed in. The town has two very different kinds of ground. Low areas near the rivers and brooks are flat and prone to flooding in major storms, while other neighborhoods sit higher on rising land. Where a house sits on that map changes what it needs most.
Waterproofing in low areas
For homes in the lower parts of town, water is the main concern. Groundwater rises after long rains, and older foundations let it in through cracks, at the floor joint and around pipes. We start with the basics: gutters, downspouts and grading that sends water away from the house. When water still finds a way in, basement waterproofing and crack repair tackle the walls themselves.
Foundations after repeated wet seasons

Years of saturated soil take a toll on block foundations. Mortar joints soften, blocks crack and walls can begin to bow. We repair damaged block, rebuild failing sections and pour new footings where needed. Once the structure is sound, a stone veneer or fresh parging finishes the exposed part of the wall.
Taller entries and steps
When a house is elevated, or when the first floor already sits well above grade, the entry needs tall steps with landings and railings. We build them on deep footings, in concrete or brick with bluestone treads, so they stay put even when the ground around them is wet.
Higher ground projects
In the hillier neighborhoods, the work is more typical: replacing worn driveways, rebuilding front steps and adding patios. Drainage still matters, since water from uphill lots flows down toward the low areas.
Lincoln Park checklist
- Flood maps. Find out whether your lot is in a mapped flood area before planning.
- Sump and drains. Check that discharge lines empty well away from the house.
- Borough permits. Steps, foundations and grade changes often need approval.
- Timing. Avoid planning concrete work during the wettest weeks of spring.
