Parsippany is one of the largest townships in Morris County, made up of several distinct neighborhoods and lake communities. Much of the housing went up in the decades after World War II: ranches, split levels, raised ranches and colonials on suburban lots with attached garages and front lawns. Many of those houses still have their original driveways, steps and foundations, and after a lot of New Jersey winters they are due for attention.
Driveway replacement
A driveway that has cracked, sunk or broken up at the edges is one of the most common requests we get here. We remove the old surface, rebuild the base to suit the soil and the load, and install new concrete or asphalt driveways or paver driveways with a decorative border. Getting the slope right matters on split level and raised ranch lots, where the garage is often below or close to grade.
Patios to replace the old deck

Many homeowners in Parsippany are replacing aging wood decks with a ground level patio that needs less upkeep. A paver patio can include a step down from the slider, a seating wall and a walkway to the driveway. We build on compacted stone and plan the pitch so water runs away from the foundation.
Entries and stoops
Split levels and raised ranches tend to have several short sets of steps at the front, side and back. Original concrete steps often crack, pull away from the house or lose their railing anchors. We rebuild them in poured concrete, brick or stone veneer with bluestone treads and new railings.
Cracks and wet basements
Foundation cracks and damp basements come up often in older homes here, especially in low lying areas near water. Not every crack is serious, but water coming through one should be dealt with. We seal cracks through our crack repair service and recommend waterproofing when the walls themselves are letting water in.
Walkways that tie it together
Front walks on many older Parsippany homes are narrow concrete strips that have cracked or sunk. A new paver or stamped concrete walk, a bit wider and with a border, connects the driveway, front steps and side yard in one clean line. We often add a walkway to a driveway or patio project so the materials match and the grades work together.
Before work begins
- Township permits. Driveway aprons, steps and larger patios can need approval. We check what applies to your property.
- Flood areas. Lots in mapped flood zones may face extra review for some exterior work.
- Utilities. We arrange a utility markout before any digging.
