Victory Gardens is one of the smallest municipalities in New Jersey by land area, a compact borough bordered by Dover and Randolph. Its streets are lined with small single family homes, many of them modest one and one and a half story houses from the middle of the twentieth century, set close together on small lots. There is little room for sprawling hardscape here, so projects tend to be focused: the front stoop, the walk, a short driveway, and a patio that makes a small backyard more usable.
The stoop and the walk
On small houses, the front stoop and the walk to the sidewalk carry most of the daily traffic. After decades of frost and salt, concrete stoops crack, settle or pull away from the foundation. We break out failing steps and build new concrete steps on a footing, with railings and an optional brick or stone face. A fresh walk to the sidewalk usually goes in at the same time.
Making a compact backyard work

In a small yard, every square foot counts. A well planned patio or walkway can fit a table, a grill and a clear path to the gate without swallowing the lawn. Pavers with a contrasting border make a small space look finished. We keep the pitch gentle and away from the house so rain does not head for the basement.
Driveways and resurfacing
Most Victory Gardens driveways are short and narrow. When they crack or settle, we replace them in concrete or asphalt with a compacted base. If the slab is still solid and the damage is cosmetic, resurfacing can be a lower cost alternative to a full tear out.
Working on close lots
With houses near each other, we plan access carefully. That means smaller equipment, careful staging of materials, and keeping the work inside your property line. We also make sure forms, pours and cleanup are scheduled so the driveway is not blocked longer than needed.
Simple prep list
- Measure the space you want for a patio.
- Note any spots where water collects after rain.
- Check whether gutters drain onto the stoop or walk.
