Mountain Lakes is a small borough in north central Morris County, between Boonton, Denville and Parsippany. It was developed in the early 1900s as a planned residential community built around a series of lakes, and many of its original houses are still standing. These are large, distinctive homes, often with stucco or shingle walls, deep porches and generous use of local fieldstone in foundations, chimneys, piers and garden walls. Lots are wooded and hilly, and boulders are everywhere, both in the landscape and built into the homes.
Caring for original stonework
Fieldstone that has stood for a century usually fails at the joints first. Mortar softens, water gets in, and frost slowly works stones loose. Our historic masonry restoration approach starts with matching what is there: similar stone, a compatible mortar, and joint tooling that blends in. We repair foundations, porch piers, front walls and steps so they keep their original look.
Chimneys and fireplaces

Large stone and brick chimneys are a signature of the older houses here, and they take the most weather. Loose stones near the top, cracked crowns and stained interior walls are warning signs. Our chimney and fireplace masonry work covers rebuilding crowns, resetting stone, repointing and fixing fireplace surrounds. Where a foundation wall has been patched over the years, stone veneer can give it a uniform finish.
Building on rocky, wooded lots
New work in Mountain Lakes has to deal with ledge, big trees and slopes that head down toward the water. Retaining walls in natural stone or block create level ground, and walkways in bluestone or pavers can wind between trees to the front door. We plan around major roots and keep runoff away from the house and the lakes.
Before you start
- Preservation review. Visible exterior changes may need extra approval.
- Lake proximity. Lots near the water may have added restrictions.
- Hidden rock. Expect boulders when digging footings or a patio base.
