Carlstadt is really two places in one borough. The residential part sits on higher ground in the western section, with blocks of older single-family and two-family homes, brick fronts, porches and narrow driveways. Below it, toward the Hackensack River, the land flattens into the Meadowlands, where warehouses and industrial buildings replaced former marsh. Most homeowners never deal with that low ground directly, but it shapes the soil and the water that moves through town.
Stoops, pillars and front walls
Older Carlstadt houses often have a brick or concrete stoop, a pair of pillars at the walk and a low wall along the sidewalk. Those pieces take a beating from salt, plows and freeze-thaw. We rebuild them with masonry construction and repair that starts at the footing, so a new pillar does not lean the way the old one did.
Driveways on narrow lots

Side driveways here are often tight and run the full depth of the lot. When the slab is cracked and sunken, we cut it out, rebuild the base and pour new concrete driveways pitched to send water to the street instead of the garage or foundation.
Soft ground and foundations
Wherever soil holds water, foundations work harder. In Carlstadt we often see:
- Hairline and stepped cracks in block foundations
- Slabs that dipped where the soil below compressed
- Basements that get damp in long wet spells
Crack repair seals active leaks, and we look at grading and downspouts at the same time so the fix lasts. If the property is in a mapped flood area, flood zone rules may apply to new work, and we plan for that up front.
Keeping the block running
Homes sit close together and street parking is precious. We schedule deliveries to avoid blocking neighbors, keep sidewalks clear when we can and clean up at the end of each day.
We serve Carlstadt and the surrounding Bergen County towns, including East Rutherford and Wood-Ridge. Set up a free estimate and we will come by.
