New front steps with charcoal block risers and black railings on a blue house

Rochelle Park is one of the smaller townships in Bergen County, and most of it is residential: capes, ranches and two-story homes from the middle of the twentieth century on compact lots. Route 17 and the Garden State Parkway pass close by, and the Saddle River forms a long stretch of the township’s edge. The land is flat and fairly low, which means drainage questions come up on almost every job.

Front steps built on a real footing

On a modest house, the front steps carry most of the curb appeal. Many in Rochelle Park are original concrete or brick sets that have dropped an inch or two and opened a gap at the house. We remove them, dig a proper footing and rebuild in brick, block or poured concrete steps, finished with bluestone or stone treads and secure railings.

Driveways and aprons

Narrow driveways on short lots take daily traffic, plow damage and road salt. When cracks run the full width or the slab has sunk, we replace it with properly graded concrete or asphalt. If you need room for a second car, we can look at widening, though the township may need to approve curb changes and added pavement.

Keeping the basement dry

Water near the Saddle River tends to find its way into older basements. Before recommending basement waterproofing, we work through a short checklist:

  • Do the gutters and leaders discharge away from the foundation?
  • Does the soil or pavement next to the house slope inward?
  • Are there visible cracks or failed seams in the foundation wall?
  • Does water show up after every storm or only during long, heavy rain?

The answers point us toward surface fixes, crack repair, or a more complete system. Flood zone rules may also apply on properties closest to the river.

Small repairs count too

Not every job here is a full rebuild. Loose railings, a crumbling chimney cap, a step corner that broke off under a snowblower: these small masonry problems get worse each winter, and fixing them early keeps costs down.

If you are planning to sell, a sound set of front steps and a crack-free walk make a better first impression than almost any other exterior fix on a home this size.

Rochelle Park sits between Paramus and Saddle Brook, and we cover the rest of Bergen County too. Schedule your free estimate and we will take a look.

FAQ

Rochelle Park, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

Do homes near the Saddle River in Rochelle Park need special foundation work?

Not always, but low ground near the river means water is the first thing we check. Grading, gutters and cracks are often the real cause of a wet basement, and those are cheaper fixes than a full interior system.

Can you pour a new driveway apron where it meets the street?

Yes. Aprons and curb cuts are controlled by the township, so we confirm the requirements before the old apron comes out and pour it to match.

My front steps are only a few years old and already cracking. Why?

Usually the base. Steps poured on unsettled fill or without a proper footing will crack early. We dig to solid ground and build on a real footing so the new set does not repeat the problem.
