Patios, Entries and Masonry Repair in Edgewater, NJ

Edgewater is a narrow riverfront borough tucked between the Hudson and the Palisades cliffs, with townhouses, condos and a few blocks of older homes. Outdoor space is small, so every patio and entry has to work hard.

Edgewater stretches along the Hudson in a thin band below the Palisades, which means most of the borough is either at the waterline or right up against the cliff. Over the past few decades much of the riverfront has been built up with condos and townhouse communities, while a few older streets keep their single and two-family homes. Outdoor space, wherever you live in town, is limited.

Small spaces done well

A townhouse patio might be only a few feet deep, fenced on two sides and shared with a gas meter or an AC unit. In a space like that, layout and finish matter more than size.

We build compact patios and walkways in pavers or bluestone, use a border to make the space look intentional and pitch the surface so water drains away from sliders and the foundation. A side walkway can replace a strip of patchy gravel between buildings.

Entries and steps

Entry steps on townhouses and older homes take constant traffic and winter salt. We rebuild or reface them as concrete steps, brick or stone veneer, and we can match materials used elsewhere in an association so the units stay consistent.

Near the water

Living by the river brings a few extra considerations:

  • Groundwater can sit higher, so a firm, well drained base is essential
  • Flood maps cover some low parcels, and flood zone rules may apply
  • Salt and wind wear down mortar and stucco faster on exposed walls
  • Runoff from the cliffs can reach properties on the western edge

Stucco and facade repair

Plenty of newer buildings in Edgewater are finished in stucco. Cracks around windows and at corners let water in if they are left alone. Our stucco services cover patching, refinishing and repairing the masonry underneath.

Working with associations

If you live in a managed community, we are glad to work with the property manager or board. That usually means a clear written scope, proof of the materials and agreed work hours.

We serve Edgewater along with the rest of Bergen County, including Cliffside Park and Fort Lee up the hill. Request a free estimate and we will look at your space.

FAQ

Edgewater, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

Do we need HOA approval before replacing our townhouse patio?

In most associations, yes. Exterior changes usually need written approval, and some communities specify materials and colors. We can provide a written scope, product samples and a sketch for your board to review.

Our property is close to the river. Does that change anything?

Low areas along the Hudson can be in mapped flood zones, and flood zone rules may apply to new work. Groundwater can also be higher. We plan bases and drainage accordingly and confirm requirements with the borough.

Can you repair stucco on a townhouse without redoing the whole wall?

Often, yes. Cracks and small failed areas can be cut out and patched, then the finish blended. If moisture has gotten behind a large section, we will show you what we found and recommend a larger repair.
