Tall brick front steps with bluestone treads on a gray sided home

Asbury Park is a small city with a busy boardwalk and a housing stock that is mostly older: Victorian and early twentieth century homes, two-family houses, and small apartment buildings on tight lots. Many of them are in the middle of renovations. Inside, the work gets done first. Out front, the stoop, the walk and the driveway are often still the originals, cracked and patched, and they are usually what people see first.

Tall stoops and porch steps

Older homes here often sit well above the sidewalk, so the front stairs are tall and carry a lot of foot traffic. Settled stringers, loose brick, crumbling treads and wobbly railings are common. We rebuild concrete steps and brick stoops on new footings, with bluestone or concrete treads and railings that are anchored properly. For houses with a porch, we can also handle the framing and roofing so the whole entry is finished together.

Brick, block and multi-family repair

Two-family houses and small apartment buildings take hard use. Brick piers, block foundations and garden walls lose mortar, and patches from past decades often do not match. Our masonry construction and repair work fixes the structure first and then the look, with mortar color and joint style matched to the building. Stucco on older homes and additions is repaired and refinished as well.

Driveways and side walks on city lots

Narrow driveways between houses are typical, and many are broken up from years of use. We replace them with new concrete on a compacted base, sloped to move water toward the street rather than toward the foundation next door. Side walkways to rear units and trash areas can be poured at the same time.

Before work starts

  • City permits. Steps, driveway aprons and structural masonry may need city approval.
  • Tenants and access. For occupied buildings we plan a safe path in and out during the job.
  • Salt exposure. Being close to the ocean, railings and exposed concrete need materials that resist salt.

We work across Monmouth County, including neighboring Bradley Beach, Ocean Grove in Neptune Township, Interlaken and Allenhurst.

FAQ

Asbury Park, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

We are renovating a two-family house. When should the masonry happen?

Usually after heavy interior work and dumpsters are gone, so new steps and walks do not get damaged. We can measure early, set a plan, and schedule the outdoor work for the end of your renovation.

Who handles the sidewalk in front of my house in Asbury Park?

Sidewalk work in front of a home is usually the owner's responsibility, and the city may have its own requirements for it. We check what applies before pouring anything in the public walk.

Can the porch roof and the steps be done together?

Yes. Pro One handles porch framing and roofing along with masonry steps, so the porch, landing and stairs can be planned as one project.
