Neptune Township is a large and varied municipality on the central Monmouth coast. Its best known section is Ocean Grove, a seaside community of closely packed Victorian cottages and larger homes with deep front porches, many on very small lots. West of there, the township turns into suburban neighborhoods with mid-century ranches and capes, later colonials and newer developments. One township, two very different sets of needs.
Ocean Grove porches and front steps
In Ocean Grove the porch is the house’s face to the street, and many have been patched for generations. Rotted framing, sagging roofs and crumbling masonry piers are common. Because Pro One handles porch framing and roofing alongside masonry, we can rebuild the structure, the piers and the steps together so they line up properly.

Keeping older masonry original where it counts
Brick foundations, piers and chimneys on older homes were laid with softer mortar than modern mixes. Repointing them with a hard cement mortar can damage the brick over time. Our historic masonry restoration work matches the mortar to the original, cleans gently and replaces only the units that are past saving.
Inland neighborhoods: patios, driveways and dry basements
Farther from the ocean, the requests change. Families in the township’s suburban sections ask for paver patios, new driveways and rebuilt concrete stoops. Sandy soil drains well but needs a solid compacted base. Some lower lots see wet basements after heavy rain, and we offer foundation waterproofing based on what we find.
Before you plan
- Historic district rules may apply in Ocean Grove to porches, railings and steps.
- Tiny lots mean careful staging and small deliveries.
- Inland projects follow standard township permits for steps, walls and aprons.
- Flood zone rules may apply on lower lots near the water.
Nearby, we also serve Neptune City, Asbury Park and the rest of Monmouth County.
