Belmar is an oceanfront borough with a long beach on one side and the Shark River marina on the other. Its neighborhoods are dense, with older homes, duplexes and multi-unit houses on narrow lots, and many of them fill up with renters or extended family every summer. That pattern changes what makes sense outside: surfaces need to take heavy foot traffic, extra cars, beach gear and sand, and work has to be scheduled around the season.
Parking pads and driveways

Summer parking is tight, and many Belmar lots try to fit more cars than the original driveway was built for. Cracked slabs and gravel pads that wash out are common. We build concrete and asphalt driveways and paver drives on a deep compacted base, which matters in sandy ground. Any widening has to fit borough rules, so we confirm that before drawing a layout.
Walks, side paths and rinse areas
Side walkways carry beach chairs, coolers and bikes all summer. A walk that is level, wide enough and pitched to shed water keeps sand and puddles out of the house. We pour new concrete walks, lay paver patios and walkways, and build simple pads for outdoor shower areas with proper slope so rinse water drains away from the foundation.
Low upkeep for owners who are not always there
Owners who rent out a house want outdoor work that will not need attention every month. Some practical choices:
- Broom finished concrete for walks and steps, which stays slip resistant when wet.
- Polymeric sand in paver joints to resist washout and weeds.
- Railings rated for coastal exposure on steps and porches.
- Clear drainage paths, so storms do not leave standing water by the door.
Steps and repairs
Front and rear steps take the most abuse in a rental. We rebuild worn steps on solid footings and repair spalled concrete when the base underneath is still good.
Belmar borders Lake Como, Avon-by-the-Sea and Wall Township. We serve all of Monmouth County.
