Waterside Patios, Walkways and Foundations in Oceanport, NJ

Oceanport is a river town, not a beach town. Many yards back onto tidal creeks or sit just a few feet above high water, which shapes how we build patios, walkways and foundations here.

Oceanport is a borough on the south side of the Shrewsbury River, west of Monmouth Beach and north of Long Branch and West Long Branch. Its neighborhoods are a mix of capes, ranches and colonials, older waterfront cottages and newer custom homes, often on leafy streets. What sets Oceanport apart is water. Tidal creeks and river inlets wind through several neighborhoods, and many yards slope down to a bulkhead or marsh edge. Other streets sit on higher, drier ground, and the advice changes from one block to the next.

Patios on low, damp ground

A patio near tidal water rests on softer soil than one on a dry inland lot. We dig deeper, use a thicker base of compacted stone and install a solid edge so the patio does not creep toward the water. For yards that see occasional flooding, we lean toward patios and walkways that drain quickly through the base rather than sheeting water across the surface.

Paths that lead down to the water

Many owners want a clear route from the back door to the dock or bulkhead. A paver or bluestone walkway with low steps where the grade drops makes that walk easier in wet grass and after dark. Where the yard falls off sharply, a short retaining wall can create a level terrace for seating.

Foundations and raised homes

Some Oceanport homes have been elevated, and others sit on older block or brick foundations that have taken years of damp conditions. We repair cracked foundation walls, rebuild piers and parge exposed block. Around raised homes, we build entry stairs and landings and finish the foundation face so it fits the rest of the house.

Notes for waterside lots

  • Flood zone rules may apply to grading, fill and new structures.
  • Waterfront limits can affect what goes near a bulkhead or marsh.
  • Soft ground needs heavier base work, which affects cost.
  • Access for equipment may be tight on narrow waterfront lots.

We also work in Little Silver, Monmouth Beach and the rest of Monmouth County.

FAQ

Oceanport, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

Our yard runs down to the water. Can you build a patio near the bulkhead?

Usually, but it depends on the lot, flood zone rules and any state or local limits near the waterfront. We check those first and keep the patio far enough from the bulkhead that it does not add load or block drainage.

Why are the pavers near the back of our yard sinking?

Low, damp ground near the water often has softer soil and a high water table. A base that was too thin, or water washing out fines from under the edge, lets pavers sink. Rebuilding with a deeper base and firm edge restraint usually solves it.

Our home was raised. Can you finish the area around the new foundation?

Yes. After a home is lifted, the entry stairs, walkways and the space around the foundation often need finishing. We build steps, landings and stone or stucco facing that make the raised foundation look intentional.
