Bradley Beach is a small oceanfront borough packed with bungalows, cottages and older two-story homes, many on narrow lots with houses only a few feet apart. Yards are compact, side yards are tight and backyards are often just big enough for a table and a grill. Good outdoor work here is about layout: getting water, people and gear where they need to go without wasting space.

Side yards that work

Side yards in town are usually the main path to the backyard and the place where bikes and bins live. A muddy strip of sand or broken concrete is the norm. A paver or concrete walk with a clean border makes the space usable, and pitching it correctly keeps rain away from both foundations. Our patio and walkway work is sized to the space you actually have.

Compact patios

On a small lot, a patio does not have to be big to change things. A long, narrow paver area running beside the house or a simple square off the back door can hold seating and a grill. We use pavers with a border to define the space, and we set the base deeper than usual because loose sand shifts under thin bases.

Rear stoops and front steps

Back doors on older cottages often open onto a small wood landing or a cracked concrete stoop. We replace those with masonry stoops and steps that last, faced in block, brick or stone with a sturdy railing. Front steps get the same treatment, keeping the footprint small so they do not eat into a short front yard.

Planning on a tight lot

  • Access. Material often has to come through a narrow side yard, so we plan deliveries carefully.
  • Neighbors. Drainage should never be pushed onto the next lot.
  • Utilities. Meters, AC units and outdoor showers often sit right where a walk wants to go, so we lay out around them.
  • Sand. Beach sand gets tracked everywhere. A defined edge and tight joints make sweeping easier.

Bradley Beach sits between Avon-by-the-Sea and Ocean Grove, with Asbury Park just north. We work throughout Monmouth County.

FAQ

Bradley Beach, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

Our side yard is only a few feet wide. Can you still lay pavers?

Yes. Narrow side yards are some of the most common spaces we pave. We bring in material in smaller loads, compact by hand where needed and pitch the walk so water moves toward the street or a drain, not the house next door.

Is a small patio worth doing on a lot this size?

Often it changes how the whole yard gets used. A patio sized for a table and a grill, with a step down from the back door, turns patchy lawn or sand into a real outdoor room.

Do I need approval to replace my front walk or stoop?

Stoops and some walks can require a borough permit, especially if steps are rebuilt. We confirm what Bradley Beach requires and file it if needed.
