Spring Lake Heights sits just inland of Spring Lake and borders Wall Township, and it feels quite different from its beachfront neighbor. It is mostly a year-round residential borough of capes, ranches, split levels and two story homes, many from the middle of the twentieth century, on modest lots. The ground is a little higher and farther from the surf than the beach blocks, so salt is less of a factor than plain age. Owners here are usually focused on keeping a family home in good shape, and the work tends to be practical maintenance and well chosen upgrades.

Front and side steps

Concrete stoops from the original build are often the first thing to fail, with cracked treads, loose railings and gaps opening up against the foundation. We rebuild concrete steps on new footings and can finish them in brick with bluestone treads for a dressier entry. Side door steps get the same attention, since they are often the ones used every day.

Driveways for daily use

Most driveways here are single or double width, running along the side of the house. When the slab has cracked, heaved at a tree or sunk near the garage, we remove it and pour new concrete on a compacted base. A properly pitched driveway also keeps water away from the foundation, which matters for the next point.

Foundations and dry basements

Many homes have block or poured foundations that are decades old. Hairline cracks, damp corners and peeling paint on basement walls are common. Our foundation repair work seals cracks, repairs damaged block and parges the exterior, and we often pair it with better grading and downspout extensions so the problem does not return.

Year-round upkeep priorities

  • Steps and railings you use every day come first.
  • Driveway pitch should send water to the street, not the house.
  • Foundation cracks are cheaper to seal while small.
  • Walkways with trip hazards are worth fixing before winter.

We also serve Spring Lake, Wall Township and all of Monmouth County.

FAQ

Spring Lake Heights, NJ FAQs

Can’t find your answer? Call us at (973) 874-8169.

Is Spring Lake Heights covered by Spring Lake's building department?

No. Spring Lake Heights is a separate borough with its own offices. We check which municipality your home is in before looking at permit needs.

We have a crack in our foundation wall. Should we worry?

Thin vertical cracks from shrinkage are common and are usually sealed to keep water out. Wide cracks, horizontal cracks or walls that bow inward point to a structural problem. We look at the pattern before recommending crack repair or a bigger fix.

Can we add a second parking spot beside our driveway?

Often, yes, if setbacks and lot coverage allow it. A widened apron may need borough approval. We check before we design.
